Frequently Asked Questions
Are there any hidden setup or implementation fees?
No. Solid Tenant believes in transparent pricing. The Pay As You Go and Growth plans are completely self-serve with zero setup fees. The Portfolio and Enterprise plans include dedicated onboarding in your monthly cost.
How are tenant screening costs handled?
By default, the cost of tenant screening (credit, criminal, and eviction reports) is passed directly to the applicant as an application fee. You also have the option to absorb the cost yourself in your account settings.
How secure is my portfolio data?
We employ institutional-grade AES-256 encryption for all data at rest and TLS 1.3 for data in transit. Our infrastructure is SOC2 Type II compliant and monitored 24/7 by a dedicated security operations center.
Can I import data from my current software?
Yes! We support CSV and Excel imports for properties, units, tenants, and lease data. If you are on the Portfolio or Enterprise plan, our onboarding team will handle the migration from systems like AppFolio, Buildium, or RentCafe for you.
Do you integrate with QuickBooks?
Yes, we offer a seamless two-way integration with QuickBooks Online on all plans, ensuring your rent rolls and expenses stay perfectly in sync with your corporate accounting.
What kind of onboarding support do you offer?
Portfolio and Enterprise plans include a dedicated Implementation Specialist who handles data migration from your previous software. Growth and Pay As You Go plans have access to our comprehensive Knowledge Base and 24/7 chat support.
Can I change plans at any time?
Yes, you can upgrade your plan at any time through your dashboard. Downgrades take effect at the end of your current billing cycle. Pricing is prorated for upgrades mid-month.
Do you offer discounts for annual billing?
Yes, we offer a 15% discount for customers who choose to be billed annually rather than monthly on the Growth and Portfolio plans. Contact sales for Enterprise annual discounts.
How do I bill my residents for utilities?
Our Ratio Utility Billing System (RUBS) is included on the Portfolio and Enterprise plans. It automatically calculates and distributes utility bills to tenants based on square footage, occupancy, or custom formulas.
Are there transaction fees for rent collection?
ACH payments are completely free. Credit card payments incur a 2.7% + $5 fee per invoice, and physical checks incur a $5 processing fee. These can be paid by the resident or absorbed by the property manager.
Do you provide 1099 e-filing for vendors and owners?
Yes, our built-in accounting suite includes automated 1099 tracking. At the end of the year, you can e-file 1099-NEC and 1099-MISC forms directly through Solid Tenant for a small fee per form.
Can I manage commercial and residential properties together?
Absolutely. Solid Tenant is built for mixed portfolios. You can seamlessly manage residential units, commercial retail spaces, and even student housing from a single unified dashboard.
What happens if I exceed my unit limit?
We will automatically notify you when you approach your limit. Once exceeded, you will have a 30-day grace period to either upgrade to the next tier or archive inactive units before any functionality is restricted.
Does Solid Tenant offer an open API?
Yes, Enterprise customers receive full access to our REST API and webhooks, allowing you to build custom integrations with your own internal tools, BI dashboards, or third-party CRM systems.
